A home inspection is a very important part of the home purchase process. You as a home buyer need to have the peace of mind in your investment. A typical 2000 sq. ft. home inspection will take 2 1/2 to 3 hours to complete. During a home inspection, the following items are inspected and tested: shingles, roof structure and attic space, A/C and heating system, plumbing system, drains and vents, entire electrical system, windows, walls, foundation (slab and pier and beam), drainage around the home, water well, and septic systems. When inspecting a home, an inspector is not allowed to pull up carpet, move furniture or appliances, or do anything that could damage the home. Optional items that can be inspected are swimming pools, hot tubs and, sprinkler systems. Always use a home inspector that is licensed by the Texas Real Estate Commission.
